A gallery is a picture viewer viewed through a browser such as Internet Explorer or Mozilla Firefox. A virtual tour is also viewed in a browser but requires QuickTime to be viewed. Most computers are shipped with QuickTime installed these days. If not it is easily downloaded in a matter of moments. Any virtual tour product is a "projection" and requires some sort of downloadable player. Most computers are now shipped with them.
I upload all the images to FMLS/GAMLS for you. If you are a "Showcase" member I upload the link to Realtor.com free of charge. If you are not a Showcase member the cost is $20 to upload the images to Realtor.Com (my cost). Users on Realtor.Com will be directed to all your images on my website. So there's no limit to the number of images or virtual tours you can have.

Flyers |

Flyers are available with gallery purhases. I don't do flyers unless you've ordered a gallery. There is a one time set up fee $50 if you choose an existing template. I provide you with 25 flyers on matte finish paper. This price is only good if you write all the ad copy. To get the $30 price you need to e-mail me copy that's ready to go with respects to content, spelling, and whatever abbreviations you'd like to use. I will format it by placing it in a bulleted list or a narrative, adjust the leading, and layout. But I don't do any editing at all. You'll get a proof and we make changes once. You get the pdf file to print out as many as you like. I do write ad copy for a fee. |

How many pictures do you take? I take as many pictures that flatter your listing. The number of pictures depends on the size of the house and how open the floor plan is. Typically my galleries have around 40 to 60 images. Larger houses can have over 100 images. My galleries are a walking tour of each house. A wide view of a room is shown. Then I take shots of details in that room to provide more information about the house. Text is also added to tell what each image is.
Do you photograph the amenities? Yes I do and I include those images at no additional cost. If available I will use images on file.
Do you update the photos and do you charge for this? If something is not to your liking I will return to the house and reshoot or take additional pictures. I do charge to revisit the house. I take it on a case by case basis. My regular/repeat customers get special treatment as happens in any good business.
Do you contact the owners and set up the appointment? Yes I do. All you need to do is supply me with an address, listing number, and/or any additional information and phone numbers I might need. I do have a lockbox key.
